EXISTING ROOF EVALUATIONS
There are many circumstances that would require evaluation of an existing roof. The most dramatic is the experiencing of current or recent roof leaks. Other reasons could include: due diligence during a property sale, aging of the roof system, insurance evaluations, changes in roof equipment, remodeling of a building, improper roof installation, wind storm damage, or as part of a Roof Management Program.

GCI will custom tailor a roof evaluation to meet the client's needs and budget and to produce the needed information. Existing roof evaluations include visual inspections of existing roofs and walls to detect areas of deterioration and/or sources of water entry, along with moisture detection and roof core sample analysis, as needed.
Upon completion, we will provide a full written report of the findings. The report can include:
- Documentation of existing roof conditions
- Photographs of deficiencies
- Moisture Probes (as required)
- Roof Sample Core Cut Studies (if necessary)
- Laboratory Roof Sample Core Analysis
- Infra Red Roof Moisture Surveys (if conducted)

LABORATORY AND FIELD TESTING
Field tests and laboratory analysis of samples are a valuable tool when analyzing a roof’s condition or composition. GCI’s testing services include:
- Moisture Tests are used to detect areas with moisture below the roof surface.
- Delmhurst Moisture Probes can be used to check distressed areas for the presence of moisture by probing through the roof surface and taking readings from the moisture meter.
- Infrared Scans take snapshots of a roof area and detect the possible presence of moisture by recording temperature differentials.
- Nuclear Scans utilize a roof grid survey to detect subsurface moisture.
- Core Analysis: Core samples taken from the roof area are visually inspected and, when necessary, laboratory analyzed using industry recognized ASTM standards.
- Wind Uplift Tests are used to determine windstorm performance of roofing systems using the following standards:

- Factory Mutual Field Uplift Tests
NEW CONSTRUCTION SERVICES
GCI provides services throughout the design and construction process. Our clients include Owners, Architects and Contractors. During the design phase, we assist the Architect with the development of Construction Documents. During construction, we provide construction oversight and quality control services. Our typical services include, but are not limited to:
Design Phase
- Specifications: Develop performance and materials specifications using industry accepted standards and following manufacturer's recommendations and building code requirements
- Architectural Plans: Assist with development of details for roof systems and conditions where roof systems interface with other materials.
- Cost Estimates: Develop budget cost estimates for planning and construction.
- Review Plans and Specifications for compliance with manufacturer’s recommendations, local building codes, Factory Mutual requirements, SMACNA and NRCA recommendations.
Construction Phase
- Provide value engineering and life cycle costing analysis.
- Review shop drawings and submittals for compliance with plans and specifications, industry standards and manufacturer’s recommendations.
- Provide on-site inspections to assure compliance with the final contract documents.
- Conduct a final inspection and develop a punch-list as needed.
- Confirm proper submittal and validation of Warranty Documents.
